This Commercial Lease Agreement ("Lease") is entered into as of February 14, 2026, by and between Downtown Properties LP, a Delaware limited partnership ("Landlord"), and Acme Coffee Roasters, LLC, a California limited liability company ("Tenant").
1. Premises.Landlord hereby leases to Tenant approximately 1,850 rentable square feet located at Suite 200, 48 Mission Street, San Francisco, California (the "Premises").
2. Term. The initial term shall be sixty (60) months, commencing on March 1, 2026 and expiring on February 28, 2031, unless earlier terminated in accordance with this Lease.
3. Base Rent. Tenant shall pay monthly Base Rent of Four Thousand Six Hundred Twenty-Five Dollars ($4,625.00), calculated at a rate of $3.00 per rentable square foot per month. Base Rent shall increase by three percent (3%) on each anniversary of the Commencement Date.
4. Renewal Option. Provided Tenant is not in default, Tenant shall have one (1) option to extend the Term for an additional period of sixty (60) months at the then-prevailing Fair Market Value, by delivering written notice to Landlord no later than nine (9) months prior to...
